New Delhi-based Ashiana Housing Ltd plans to expand its retirement housing vertical and set up retirement resorts for senior citizens in at least five more cities across India in the next couple of years, a senior official said here.

The BSE-listed company, a pioneer of the retirement resort concept in India, would set up such facilities in Chandigarh, Hardwar, Pune and Mysore, besides one in Tamil Nadu, Sunit Gandhi, Vice-President, told Business Line.

Ashiana has already developed senior citizens’ housing projects in Jaipur (Rajasthan), Bhivadi (NCR) and Lavasa (Maharashtra) under its vertical known as Utsav Active Senior Living. In Lavasa, it is developing 475 units.

The Utsav Retirement Resorts will cater to the special requirements of senior citizens, including wheelchair-friendly campus, social, medical and spiritual needs, recreation etc. They will also provide facilities like restaurant, convenience store, library, TV hall, Internet café, auditorium, rooms to play cards and table tennis and follow hobbies. Besides, they would organise weekly and fortnightly activities like cinema, satsang, tambola, cultural events and festivals.

The interiors of these units would also be specially designed for senior citizens. These include emergency electricity switches at different places, big-sized switches in red colour, in-built night lamps, smooth corners and anti-skid tiles. Their bathrooms would be equipped with grab rails and arthritis-friendly handles, Gandhi said.

The company will manage and maintain these resorts through its in-house facility management arm. It would also provide for moving in and bill payment services, round-the-clock availability of nurses and ambulance while doctors, taxi drivers and maids would be available on call.

Also focusing on industrial housing, Ashiana has so far developed nearly 80 lakh square feet of constructed area, housing around 6,500 families in Bhivadi, Ghaziabad, Gurgaon, Nimrana, Jaipur, Jodhpur, Jamshedpur and Patna. Its latest project at Halol, near Vadodara, is in the final stages of approval, Gandhi said.

The Halol project, having 512 units of two and three bed-room flats, will be priced in the range of Rs 20 to Rs 25 lakh. It will have a total saleable area of 6.40 lakh sq ft and will be completed in three to four years.
