Tata Housing Development Company has announced the launch of a 22-acre residential township of 14, 24, 29 and 34-storeyed towers at Kalyan, near here.
Tata Housing said the project will have about 2,500 apartments, including 2 BHK and 3 BHK homes, priced between Rs 40 and 65 lakh, with a minimum size of 927 sqft.
The project, on the Thane-Kalyan Road along NH3, has been designed by HOK of USA and would be the tallest structure in Kalyan, with about 80 per cent open area.
Mr Brotin Banerjee, Managing Director Chief Executive Officer, said, “As a quality conscious and responsible real estate development company, we believe in creating homes based on an in-depth understanding of consumer needs and preferences. We are committed to offer our consumers a unique and differentiated product that would provide them a great lifestyle while at the same time the project would abide by the tenets of sustainable and green developments under the guidelines of IGBC.”
The total project cost is Rs 1,000 crore. The project is the free sale component of the rental housing project Tata Housing signed up with the Mumbai Metropolitan Region Development Authority.
In general, rental schemes are given four FSI (floor space index) so that they benefit by sale of the extra FSI, after handing over the rental area free to the authority.
Tata Housing said it will have 2.5 FSI for the free sale component and one FSI for construction of the rental portion to be handed over to MMRDA. Land for the project is through a joint development agreement with Eco Homes, which owns the land.
