Larsen & Toubro (L&T) Ltd, implementing Hyderabad Metro's elevated rail project, has branded the transit-oriented development as Hyderabad Next.
The construction major is implementing the metro project through its subsidiary L&T Metro Rail (Hyderabad) Ltd., as a Public Private Partnership (PPP) mode project with Government of Telangana on a Design, Build, Finance, Operate and Transfer (DBFOT) basis.
This infrastructure project has two broad components, 71.16 km of elevated metro rail system, for the transportation convenience of the citizens of Hyderabad and “Hyderabad Next”, encompassing Transit-Oriented Real Estate Development of about 18.5 million sq.ft, across multiple locations adjoining the metro rail corridors for commuters within the reach of stations.
Hyderabad Next expects to offer various asset classes like office space, retail, hospitality, healthcare, mixed use, etc., accentuated by scalability and seamless integration with the Metro Rail system.
L&T Metro's “Hyderabad Next” has already received booking for 40 per cent of phase one of 1.1 million sq.ft. to be ready by March 2016.
Brand Hyderabad Next will provide ample parking and circulation, work, shopping, leisure, entertainment and healthcare, improving the quality and standard of living in Hyderabad.
L&T assures Hyderabad Next will ensure a significant value proposition, enhancement in the quality of life and convenience, to the users.
The entire opportunity of 18.5 Million sqft of Hyderabad Next will be developed in a phased manner in sync with the market requirements over the next 8-10 years, across about 20 locations in different micro markets of Hyderabad.
Development of about 1.1 msft of high quality retail and office space is under way in the first phase across three locations, would be commissioned in 2016.
