Announcing the launch of Gujarat’s first industrial park in the private sector, its developer TDT Infra Pvt Ltd on Wednesday said it would also advise potential buyers of plots on all aspects of their entrepreneurial endeavours.

Unlike other industrial parks, this park, located near Vadodara on 105 acres of the company’s free-hold land worth Rs 100 crore, will sell the plots on a permanent basis. “Since the industries will buy these plots, there will be no reversal of land to the original owner in case the buyer does not set up the unit in a specified timeframe. There will also be no penal provisions for non-utilisation of land,” said Rahul Nath, Director, TDT Infra, here.

The industrial park that falls under the Halol-Savli Special Investment Region (SIR) would get natural gas as industrial fuel from the Gujarat Government and would have water harvesting facilities.

In the first phase of marketing launched in mid-October, the company has booked about 1.25 lakh sq ft of land to nearly 10 buyers.

The park is also offering a one lakh sq ft of ready-to-move in shed on rent or sale, besides providing industrial plots of sizes ranging from 5,000 to 3 lakh sq ft, he said.

The State Government has offered 50 per cent exemption on stamp duty to buyers of these plots and will assist in speedy clearance of various permissions, Nath added.

An estimated 10,000 people would be employed at the industrial park.

The flagship Rs 1,000-crore TDT Group is active in seven States with interests in copper, infrastructure and trading in the automobile, engineering and power businesses.
